Why California homeowners choose Alabama

Alabama's property tax is the lowest in the United States by effective rate, and for a California homeowner accustomed to a five-figure annual bill that single fact reorders the budget. Huntsville is the reason to take the state seriously beyond price: NASA's Marshall center, Redstone Arsenal, and a dense defense and aerospace contractor base give it engineering salaries and a household income profile that looks nothing like the rest of the state.

The tradeoff is what low taxes fund. School funding is thin outside a handful of well-off systems, public health outcomes rank near the bottom nationally, and rural infrastructure shows it. If you have school-age children, the district research here matters more than in almost any other state on this site.

Two things Californians do not anticipate. Alabama sits in the part of the Southeast where tornadoes disproportionately occur at night and outside the traditional spring season, which is why a weather radio and a safe room are standard local advice rather than paranoia. And on the coast, wind and hail coverage is often carved out of the standard homeowners policy and written separately, sometimes through the state's coastal insurance pool, at a cost that can rival the property tax bill several times over.

Cost of living versus California

Alabama is among the least expensive states in the country. Housing, utilities outside peak summer, and services all run well below national averages.

Summer is the exception. Humidity from June through September means air conditioning runs constantly, and the electric bill in July is a serious number.

Alabama is one of the few states that still applies sales tax to groceries at the local level, which quietly offsets part of the savings for a large household.

Taxes: what actually changes

The state income tax is graduated with a low top rate. Social Security is exempt, defined benefit pension income is generally exempt, and the state added a partial exemption for other retirement distributions past a qualifying age.

Property tax is minimal by any standard, and homeowners aged 65 and over qualify for exemptions that eliminate the state portion of the bill entirely and, in many counties, most of the local portion as well.

Sales tax is the counterweight. Combined state and local rates are among the highest in the country, and groceries are not fully exempt. There is no estate or inheritance tax.

The housing market

Huntsville and Madison are the competitive markets, with sustained in-migration from higher-cost metros and steady new construction north and west of the city. Everywhere else in the state, a cash-strong California buyer has substantial leverage.

Slab foundations are the norm and basements are rare, which surprises buyers from the Midwest but not from California. What does surprise Californians is the humidity's effect on crawlspaces, and encapsulation is a common and worthwhile expense.

On the Gulf Coast, get an insurance quote before you get emotionally attached to a house. Elevation certificates, roof age, and distance to open water drive the number, and the difference between two comparable homes can be thousands of dollars a year.
