Why California homeowners choose Arkansas
Arkansas is where a California sale buys the most house of almost anywhere in this country, and where you most need to be honest about the job question. Outside one corner of the state, professional employment is thin and wages are low. If you are retired, remote, or moving toward family, that may not matter. If you need a local career, it matters a great deal.
That one corner is real, though. Northwest Arkansas, anchored by Walmart, Tyson, and J.B. Hunt plus the supplier ecosystem that clusters around them, has grown into a legitimate metro with an arts institution most cities twice its size would envy and a mountain bike trail network that has become an actual relocation draw.
Two details a generic page will not tell you. Arkansas is the only state in the country with a commercially productive diamond deposit, which is trivia, but the geology that comes with it is not: much of the state sits in seismic range of the New Madrid zone, and earthquake coverage is a separate rider that most buyers here never consider. Second, Arkansas assesses a personal property tax on vehicles and boats every year, which is an unfamiliar annual bill for a Californian and needs to be in your budget.
Cost of living versus California
This is one of the least expensive states in the country across nearly every category, not just housing. Utilities are moderate, groceries are cheap, and land is genuinely affordable in a way coastal buyers find hard to believe.

Taxes: what actually changes
Arkansas still levies an income tax, but the legislature has cut the top rate in nearly every recent session, and the current top bracket is far below California's. Retirement income receives a per-person exclusion, and military retirement pay is exempt entirely.
Property tax is among the lowest in the nation, and Amendment 79 caps how fast the taxable value of a homestead can rise each year while providing a flat homestead credit against the bill. Californians used to Proposition 13 will recognize the structure immediately.
The offset is a high combined state and local sales tax, which applies to groceries at a reduced state rate but full local rates. There is no estate tax.
The housing market
Northwest Arkansas has the tightest inventory and the fastest appreciation in the state, driven by corporate relocation into Bentonville and Rogers. Everywhere else, a cash-strong buyer sets the terms, and days on market run long enough to negotiate seriously.
Rural acreage is the state's real bargain, but it comes with well, septic, and road maintenance agreements that are often informal and undocumented. Get the easement in writing before closing, not after.
Older housing stock in Little Rock and the Delta counties frequently has knob-and-tube or aluminum branch wiring, which insurers price harshly or decline. Buyers comparing low-cost inland states should also look at Oklahoma and Missouri.
