Those trade-offs are substantial. Winter runs long and genuinely cold, with subzero stretches and short daylight from November through February. Medical specialists are concentrated in a few cities and a serious diagnosis can mean regular travel. The job market is narrow outside healthcare, construction, tourism, and remote work. And the recent property tax reappraisals hit residential owners hard, producing bills that surprised even long-time residents.
What a newcomer will not know: Bozeman and the Flathead are now among the least affordable markets in the country relative to local wages, so the assumption that Montana is cheap is a decade out of date. And most rural property runs on a private well and septic, where Montana's Department of Environmental Quality permits exempt wells with a hard limit on flow rate, which constrains what you can legally do with the land. Taxes: what actually changes
Montana's income tax has been consolidated into two brackets with a top rate in the high fives, and long-term capital gains are taxed at a lower rate than ordinary income, which is unusual and relevant for anyone realizing gains after a California sale.
There is no general sales tax, though resort communities including Whitefish and Big Sky levy a local resort tax on lodging and certain retail.
Property tax became the live issue after recent reappraisals raised residential valuations sharply. The legislature responded with a homestead-style rate reduction for primary residences and higher rates on second homes and short-term rentals, so your bill depends heavily on whether you claim the property as your principal residence.
The housing market
Inventory is thin everywhere and extremely thin in the desirable valleys. There is no builder pipeline comparable to Boise or Phoenix, labor is scarce, and the building season is short, so new supply arrives slowly regardless of demand.
Cash buyers from out of state are a real presence in Bozeman, Whitefish, and Big Sky, and a financed offer competes at a disadvantage there. Billings, Great Falls, and Helena are normal markets where an ordinary buyer with a credit at closing does well.
Diligence specific to Montana: confirm legal year-round access to the parcel, because a road that is easy in July may be an unmaintained easement in February, and confirm the well's flow rate and the septic permit before you plan any addition or accessory dwelling.
