Louisiana has some of the cheapest housing and lowest property taxes in the country. It also has the homeowners insurance problem. After the 2020 and 2021 storm seasons a dozen carriers went insolvent or left the state, and the state-run insurer of last resort became the default option for a lot of coastal parishes. Taxes: what actually changes
Louisiana moved to a flat individual income tax and it sits well below any California bracket. Property tax is low statewide and further reduced by the homestead exemption, which applies automatically once you file for it at the parish assessor.
The offset is sales tax. Combined state and local rates here are among the highest in the country because parishes and municipalities stack their own levies on top of the state rate. Everyday purchases cost more than the sticker suggests.
The housing market
Inventory is available and pricing is soft in most of the state, which gives a cash-strong buyer real leverage. Elevation certificates matter more here than anywhere else in the country, and a house one foot lower than its neighbor can carry a dramatically different flood premium.
