Illustrative medians, replaced with your own figures in the personalized equity report. Mississippi assesses residential property at a fraction of market value rather than at full value, which is why the tax line stays low even in higher-rate municipalities.
Why California homeowners choose Mississippi
Mississippi has the lowest housing costs in the United States. For a California seller, that is not a marginal improvement, it is a category change. A typical coastal California sale can retire a Mississippi purchase outright with money left over.
The honest counterweight is the job market. Outside healthcare, education, Nissan's Canton plant, and the Gulf Coast shipbuilding and casino economy, professional openings are limited. This state works for remote workers, retirees, and people with a specific employer already lined up. It does not work for someone expecting to find comparable work after they arrive.
Two things a generic writer would miss. Mississippi is phasing its income tax rate down on a legislated schedule with a path toward elimination, so the rate you see today is not the rate you will pay in a few years. And the state's homestead exemption is significantly larger for homeowners aged 65 and over or those with a total disability, which changes retiree math materially. For a similar price point with a deeper job market, look at Alabama or Arkansas.
Cost of living versus California
Every category is cheaper, and housing is dramatically cheaper. Groceries, healthcare, and services all price well below national averages.
Utilities are the exception that flattens the advantage slightly. Summers are long and humid, and the cooling load runs from spring through early fall.

Taxes: what actually changes
The income tax is a single flat rate applied above an exempt threshold, and it is scheduled to decline further. Retirement income, including qualified pension and IRA distributions, is not taxed at all, which is the single strongest argument for retirees.
Property tax is low, helped by fractional assessment and the homestead exemption. Sales tax is where the state collects, and unlike most states Mississippi taxes groceries at the general rate rather than exempting them.
The housing market
There is inventory and there is no bidding pressure in most markets. A prepared buyer negotiates from strength here in a way that is unfamiliar to anyone coming from California.
On the Gulf Coast, wind and flood insurance are separate concerns from the price of the house and must be quoted before you commit. Inland, that exposure largely disappears.
